Three major construction projects happening simultaneously around the Broadway/51st/Pleasant Valley intersection (including the Nautilus project) are causing construction worker parking overburden, construction traffic, and cut-through traffic on residential streets. RCPC reporting that required construction management plans either were insufficient or are not being enforced.
Broadway (west side), south of 51st Street
A large 130-unit market-rate residential rental project on the border of Rockridge. Building height of five floors (60 ft) at Broadway and 51st, dropping to four floors moving south, with a two-story westward extension in the middle of the block. Also includes four two-story townhouses on Desmond just south of 51st Street. Developer planning to move toward Planning Commission consideration within months.
The SRM multifamily residential project on the south side of 51st at Broadway is scheduled for a Planning Commission hearing on March 18. Neighbors have outstanding concerns about the height variance proposed by the developer; the proposed project height is 60 feet at the corner of 51st and Broadway and 45 feet at the corner of 49th.
SRM Development's large condominium project just south of 51st Street received final Planning Commission approval in March 2015. Work leading up to demolition and construction will begin soon; on-the-ground work is approximately six months away.
The large SRM Development condominium/apartment project south of 51st Street will probably begin construction at the beginning of 2016 and is unlikely to be completed until fall 2017.
Demolition was completed for the Temescal Apartments project at the Broadway/Pleasant Valley/51st Street intersection. Actual construction may begin this month (January 2016).
